Optima McDowell Mountain is the next $1 billion sustainable community from award-winning real estate development firm, Optima. Breaking ground spring/summer 2023, a 22-acre site spanning the southeast corner of Scottsdale Road and Loop 101 Freeway will feature six concrete-framed mixed-use buildings holding 1,330 luxury residences along with 36,000 square feet of commercial space.
Located near Optima Kierland Condos and Kierland Commons, the project will provide upscale housing to residents of North Scottsdale and surrounding communities. A strategic location along the Loop 101 Freeway will allow residents to access a variety of dining, entertainment and shopping destinations in the area.
The 1,500-residence community will architecturally feature 75% open space with six 11-story buildings that will surround a central sheltered courtyard comprised of xeriscape and drip irrigation landscaping. The property also features a state-of-the-art vertical landscape system with self-containing irrigation and drainage, which will enable a palette of vibrantly colored plants to grow both up and over the edge of each building.
Inspired by and designed to accentuate its surroundings, the stepped and undulated landscaped facades of the six buildings echo the shapes of the nearby McDowell Mountains with elevations that create depth, shadow and texture. Outdoor terraces edged with trailing native plant cascade down the buildings and a palette of desert colors are incorporated throughout with bronze glass, railings and planters.
Optima McDowell Mountain will offer studio, one, two, and three-bedroom apartment floorplans with sizes ranging from 775 to 2,025 square feet. The luxury residential units will be a mix of condominiums for sale and rental units. Several buildings will contain resort-style amenities such as rooftop pools, running tracks, outdoor kitchens with barbecues and dining areas, lounge seating and sheltering arbors covered in vines.
